Dear White Hill Square homeowner:
 
Please mark your calendar on Tuesday November 1, 2022 for the White Hill Square annual homeowner meeting. The location is Chesterwood Village at 8073 Tylersville Rd, West Chester, OH 45069, in the chapel. The starting time is 6:30pm. Ending time is 8:00pm.  All homeowners will receive a written invitation by regular mail 2-3 weeks before the meeting.
 
The Board would also like to welcome all new homeowners. Our community continues to be a desirable place to live! There have been 12 new homeowners since the first of the year.  If you are a new homeowner, please know you are automatically a member of the White Hill Square Homeowners Association (HOA).
 
The purpose of the HOA is to protect your investment and enhance the beauty of the community. Further, the HOA has annual maintenance responsibility for eight landscaped entranceways, two storm water retention basins and approximately 300 trees along Butler Warren and Barret roads.
 
There are rules and regulations for living in White Hill Square. Please go to whshoa.org to read the Code of Regulations and other forms pertinent to living in White Hill Square. With an upcoming election, please remember political signs may not be up more than 30 days before an election and must be removed within 7 days after an election.

Newsletter Spring 2022

Happy Spring to all White Hill Square Homeowners!
 
As you may have noticed, homes are selling well in White Hill Square. Several homes have sold this year and the Board counts 14 new homeowners in 2021 and 10 in 2020. Isn’t it nice to know we live in a desirable community?
 
If you are a new homeowner, please know you automatically became a member of the HOA when you purchased a home in our community. The purpose of the HOA is to protect your investment and enhance the beauty of our community. There are rules and restrictions for living in White Hill Square found in our Code of Regulations.  Further, the HOA has annual maintenance responsibility for eight landscaped entranceways, two storm water retention basins and approximately 300 trees along Butler Warren and Western Row roads.  Please go to whshoa.org to read the entire Code of Regulations and other forms and documents pertinent to the HOA.
 
Good news! With Covid on the decline, the Board is planning a spring White Hill Square garage sale. If you are interested, please contact Board member Sarah Thomas at email shthomas@outlook.com. The garage sale is planned for May 6 and May 7. To stay up to date on summer activities, please “friend” Whitehill Westchester on Facebook and sign up on the Nextdoor App, search White Hill Square.
 
Thank you to everyone who trims, plants, mulches and maintains the beauty of our community. We are asking for your assistance in a few areas:
1)   Remember that “family friendly” signs can be up for only a period of two weeks before an event.  Business signs are not permitted.  Political signs can be up no more than 30 days prior to an election and 7 days after an election.
2)   Recreational vehicles and boats may be parked for loading, unloading and cleaning for a period not to exceed 48 hours.  After 48 hours, the recreational vehicle or boat must be stored in your garage, size permitting, or moved to an offsite storage location. 
3)   Other than trash cans or recycling bins, please do not store miscellaneous items at the top of driveways or between homes.
Example- Lawn Equipment such as mowers and wheelbarrows should be stored in the garage or if necessary, behind and next to the home where the item cannot be seen from the street.
4)   Please remove dead bushes or trees from both your front and back   yards and keep fences looking nice by replacing broken or missing rails.

Lastly, with Spring here and the warmer weather, children are outside playing.  Please slow down and drive carefully. If you are walking at night or in the early morning, please wear the appropriate reflective attire.

Inoperable Vehicles and those on street with Expired Tags

Greetings White Hill Square Homeowners!
 
Don’t forget our upcoming annual meeting on Saturday September 18 at Keehner Park. All homeowners will be receiving an invitation by mail to the meeting from our new partner and association manager, Eclipse Community Management.
 
Part of the mission of your HOA Board of Trustees and Eclipse is to maintain the beauty of our community. With this in mind, the Board would like to remind you “inoperable vehicles” cannot be parked or stored on any lot.  Examples would be cars with leaking fluid, flat tires or on jacks. When these vehicles are noticed, Eclipse will send a letter reminding you of the rule in our HOA documents. To avoid a letter, if you do not intend to drive the vehicle, please move it inside the garage or store the vehicle offsite.
 
For any homeowner with a vehicle on the street with expired tags, a reminder that all COVID-19 extensions have ended. If the expiration date on your driver license is March 9, 2020 and after, it is time to renew.  To renew your license plate, visit a deputy registrar license agency at https://bit.ly/3fTW02N by using the "Get In Line, Online "system at https://bit.ly/2Otx9r0 OR renew vehicle registrations online through BMV Online Services at https://bit.ly/3mCWD1R.

Association Management Partner Announcement

We hope you are finding some shade during this hot weather.
 
If you recall from our last post, the Board was in process of choosing a new management company for our HOA. We are pleased to let you know Eclipse Community Management is the choice of the Board.
 
Eclipse manages approximately 20 homeowner and condominium associations throughout Southwest Ohio. Chris Vecchi is the managing partner and Joseph DiTommaso is the association manager that will be supporting White Hill Square. The effective date of the change is July 1, 2021. Property Manager Retiring June 30

Dear White Hill Square Homeowner:
 
We hope you are enjoying the summer so far.
 
All homeowners will be receiving a letter from Amity Associates, the HOA managing agent, about the sale of the company to Innovative Management.
 
The managing agent provides a number of services to the Board and the HOA including day to day management of the HOA, advice on hiring vendors as well as processing complaints and improvement applications.
 
The Board has contacted Innovative Management to evaluate whether the company is a fit with White Hill Square. 
 
At this time, we will also be following up with 2 other management companies to compare services offered and price.
 
Please remember to come to the Annual Meeting in Keehner Park on September 18.
 
More information to follow in mid-August.

Protect Our Lakes and Ponds...Don’t Dump into Storm Drains

Your HOA maintains the retention ponds with aerators that pump oxygen in the water and we have hired Lake Doctors to help us maintain a healthy and clean bio-system in our retention ponds.  This includes monitoring the sediment that builds up over time at the bottom of the retention basins.  Lake Doctors treats our retention ponds with additives that digest the organic matter and control the build up of organic sediment.  We also seed our retention ponds with a fish that eats the grasses and other organic matter - keeping the depth at a healthy level.
 
Dredging our retention basins would cost several hundred thousand dollars...

We have all been through a lot during the ongoing coronavirus pandemic. However, things seem to be looking up now and perhaps the pandemic is winding down.  With that hope in mind, the Board would like to say “Happy Spring” to all White Hill Square homeowners.
 
If you are new to White Hill Square, welcome!  You should know there is an Annual Meeting for all homeowners. This year the meeting is scheduled for Saturday September 18 from 4pm to 7pm. All homeowners please mark the date on your calendars.  It is likely the meeting will be outdoors at Keehner Park. You will receive a written invitation by mail a few weeks beforehand.  ...
No Annual Meeting in 2020 due to COVID

We hope you are doing well during this difficult time.  Due to the pandemic, the Board of Trustees has decided not to have an annual meeting this year.
 
Normally, the annual meeting is a time for homeowners to ask questions and express concerns to the Board. If you have a question or concern, please email or phone Judi Channels, the Homeowners’ Association (HOA) Managing Agent, at the contact information on the letterhead. Judi will make sure a board member emails or calls you.
2020 Newsletter

The Coronavirus has been making life very difficult. However, things may be looking up. Governor Dewine announced on April 16 some re-openings would start on May 1st.  With that hope in mind, the Board would like to wish “Happy Spring” to all White Hill Square homeowners.
 
Quite a few homeowners have used the stay-at-home-order time to get an early start on trimming, planting and mulching. Thank you for your efforts to make our community beautiful.  Also, many homeowners are getting outside and taking a walk (while practicing social distancing, of course). Perhaps future friends are being made!   ...

Happy Spring to all White Hill Square Homeowners!
 
As you may have noticed, there are quite a few homes for sale and quite a few have sold.  Not too long ago, a realtor advised a Board member White Hill Square is a “desirable community,” in part, because it has not “aged” like some of the surrounding communities.
 
Isn’t it good news to know the pride we take in the appearance of our homes is noticed?  The Board thanks all homeowners in advance for the mowing, planting, trimming and mulching you will do this Spring, as it helps maintain and increase the value of our homes.  ...
